Description
We in the operations and maintenance department are responsible for supervision, repair, and operation of outdoor environments, buildings, and installations over time with good technical status and satisfied tenants.
The department is also responsible for conducting inspections required by authorities and contributes to the development of energy-saving measures.
The construction business area consists of approximately 120 employees distributed across six units whose primary task is to deliver preventive work and handle fault reports as well as perform minor local adaptations/customer assignments on buildings in the northeastern geographical area.
Job Responsibilities
Through a development-oriented, trust-based, and close leadership, you will be responsible for and lead one of our units within the construction business area. The unit is geographically located at Angeredsvinkeln. As a unit manager, you have personnel, work environment, and budget responsibilities and work for a good, sustainable, and healthy work environment for all employees in the unit. You drive the operations within established financial frameworks and work to achieve the business area's set goals. You are part of the management team of the business area and drive issues with your managerial colleagues based on a common view of the operations. As a unit manager, you, together with your managerial colleagues, will work towards a more efficient and cohesive urban development process from a holistic city perspective. You work with a process-oriented and customer-focused approach with a strong development focus. You also promote a transparent collaboration culture in the city of Gothenburg and within your own administration.
You will lead a positive and engaged team consisting of team coordinators, property technicians, carpenters, plumbers, and electricians where your contributions will be an important part of the operations. Through a coaching approach, you ensure that employees understand their assignments. You create conditions for your employees to perform effective work and develop the operations by clearly distributing tasks, communicating, guiding/supporting, motivating, following up, and providing feedback. As a manager, you work for a good, sustainable, and healthy work environment where you create conditions for employee development and employee engagement.
Qualifications
We are looking for someone with a university degree at least at the bachelor's level. We see that you have experience in leadership, work environment issues, and knowledge of finance. For this position, you need to have knowledge of union collaboration, general good computer skills, and a B driver's license.
It is an advantage if you have:
- Experience in change management and leading through change
- Experience in the real estate industry and event-based operations
- Completed leadership training or experience in developmental leadership
- Experience in personnel, work environment, and budget responsibilities
- Experience in project management within the real estate industry and the experiences that come with it; basics of project management methodology, basics of LOU, and contract law.
To succeed in the role, your leadership needs to be characterized by a change-oriented approach where you see opportunities for change and create situations where new ideas and proposals can develop. You listen to other people to understand their needs. You are motivated by clearly defined goals and have the ability to translate these into concrete actions. Furthermore, you have the ability to overview your own area of responsibility and place your own operations' significance in a larger context.
